Rate Forecaster

Tuesday, September 4, 2012

Today, I can say with 100% certainty that rates on 20 and 30 year loans guaranteed by Fannie Mae and Freddie Mac are increasing an 1/8th of a percent in a matter of days. That’s because Fannie and Freddie’s regulator is forcing them to increase the annual fee they charge to guarantee loans. Ironically, their rate increase announcement came on the exact same day Federal Reserve chairman Ben Bernake was talking about possibly pushing mortgage rates down. The bottomline? the rate increase is 100% certain, tbut he future rate decrease remains to be seen.

The Tweener Loan

Monday, August 27, 2012

A lot of homeowners these days would like to switch to a 15 year fixed but are surprised to find out how big the payments are. On a 200 thousand dollar loan, the payment on a 15 year at 2.96 APR is 450 dollars per month higher than the 30 year payment. But I bet you didn’t know Accunet has something in between, a 20 year fixed rate at a 3.375 rate with no points and an APR of 3 point 41.

The Rate Turnaround

Monday, August 27, 2012

It seems like for most of August, the interest rate markets forgot how bad things still are in Europe, and then we had a dribble of halfway decent US economic news which sent rates up about a quarter percent from their all time record lows in July. But for now anyway, rates have turned around because of the negative US economic outlook detailed in the minutes from the Federal Reserve’s most recent meeting. The takeaway here is that interest rates don’t go in the same direction forever, so why gamble?

Monday, August 20, 2012

If you’ve been watching mortgage rates, you know they’re up about a quarter percent from the all-time record lows in July. So if you didn’t pull the trigger then, do you wait for rates to come back down? Well the problem is that may not happen, but then again it might. So here’s Accunet’s solution – we’ve negotiated with one of our funding sources for 30 year and 15 year conforming fixed rate loans, to offer a free float down option, so that you can lock in your rate up front, but still get a lower rate if the market improves after your loan’s approved.

Two Questions

Tuesday, July 24, 2012

One, are rates low enough to refinance, and two, which lender should you use? The old 1% rate reduction rule of thumb is true if you have loan of a hundred thousand dollars or less. But if you have two hundred thousand dollar loan or more, it only takes a half percent reduction in rate to win big. As for which lender to use, Accunet Mortgage has a proven track record of closing costs that are about two thousand dollars less than the national average for the same rate.

Sunday Radio Show - Debt Crisis Comparison

Monday, November 7, 2011

The United States budget crisis and the Greek debt crisis are strikingly similar. Yes, the health of Greece's government and economy is substantially more fragile than the United States. But both countries are spending more than they are earning, and political parties in both countries are divided on how to tackle the growing pile of debt. Congress' inability to come up with any meaningful debt compromise forced Standard & Poor's to drop the United State's credit rating from a AAA to AA+. If Greece's government cannot come up with a solution to their debt problems default could be in their future.

Mortgage Market Update - You Shouldn't Wait

Wednesday, October 19, 2011

The best rule of thumb is to spend $1,000 or less to refinance for a yearly savings of $1,000. If you have a $200,000 loan you only need a 0.5% drop in rate to generate the $1,000 a year savings.

Chief Thumb Officer

Tuesday, October 18, 2011

The bigger the loan, the smaller the rule of thumb. Forget the old rule of thumb that you need to save 1% for it to make sense to refinance. For loan amounts of $200,000 and greater you only need to save 0.5% to save over $1,000 a year.

Sunday Radio Show - 3.94% 30 Year Fixed

Sunday, October 9, 2011

On October 6th, media outlets touted rates hit their lowest levels ever at 3.94%, but that was only part of the story. All in all, by the time the 3.94% rate was published, it had already vanished, leaving most borrowers on shore with the refinance boat quickly sailing away.

  • Chief Post Election Officer () Mortgage rates are down a bit because the market interprets the election as delivering more of the same - continued sluggish job and economic growth and more Washington gridlock. Post election, Accunet Mortgage can now deliver a 3.39 APR with just 855 dollars of closing costs on a 200 thousand dollar loan with 25 percent equity and all the other right stuff. The 20 year tweener is down to a 3.27 APR and the 15 year fixed is at 2.79 APR.
  • Zig Zag 2 () As you already know, the Federal Reserve is taking steps to drive down mortgage rates even more. We’ve been calling that the zig, and at the moment it’s working. But what neither you nor I can predict is how long this zig will last. Pushing in the zag or upward rate direction is U.S. consumer confidence which just came in again, far better than expectation. And it won’t be too many weeks or months before the other 800 pound gorilla in Washington DC, Fannie Mae and Freddie Mac’s regulator, decides to act again on their already announced plan to push rates up so Fannie and Freddie’s share of the mortgage market shrinks.

  • Rate Forecaster () Today, I can say with 100% certainty that rates on 20 and 30 year loans guaranteed by Fannie Mae and Freddie Mac are increasing an 1/8th of a percent in a matter of days.

On a 200 thousand dollar loan, the payment on a 15 year at 2.96 APR is 450 dollars per month higher than the 30 year payment. • The Rate Turnaround () It seems like for most of August, the interest rate markets forgot how bad things still are in Europe, and then we had a dribble of halfway decent US economic news which sent rates up about a quarter percent from their all time record lows in July. But for now anyway, rates have turned around because of the negative US economic outlook detailed in the minutes from the Federal Reserve’s most recent meeting. The takeaway here is that interest rates don’t go in the same direction forever, so why gamble?

So here’s Accunet’s solution – we’ve negotiated with one of our funding sources for 30 year and 15 year conforming fixed rate loans, to offer a free float down option, so that you can lock in your rate up front, but still get a lower rate if the market improves after your loan’s approved.
