- September 2012
Wednesday, September 26, 2012As you already know, the Federal Reserve is taking steps to drive down mortgage rates even more. We’ve been calling that the zig, and at the moment it’s working. But what neither you nor I can predict is how long this zig will last. Pushing in the zag or upward rate direction is U.S. consumer confidence which just came in again, far better than expectation. And it won’t be too many weeks or months before the other 800 pound gorilla in Washington DC, Fannie Mae and Freddie Mac’s regulator, decides to act again on their already announced plan to push rates up so Fannie and Freddie’s share of the mortgage market shrinks.

Tuesday, September 4, 2012Today, I can say with 100% certainty that rates on 20 and 30 year loans guaranteed by Fannie Mae and Freddie Mac are increasing an 1/8th of a percent in a matter of days. That’s because Fannie and Freddie’s regulator is forcing them to increase the annual fee they charge to guarantee loans. Ironically, their rate increase announcement came on the exact same day Federal Reserve chairman Ben Bernake was talking about possibly pushing mortgage rates down. Monday, August 27, 2012A lot of homeowners these days would like to switch to a 15 year fixed but are surprised to find out how big the payments are. On a 200 thousand dollar loan, the payment on a 15 year at 2.96 APR is 450 dollars per month higher than the 30 year payment. Monday, August 27, 2012August rates are back down as the kids head back into school. Stop in at your neighborhood friendly Accunet to lock-in today!
Monday, August 27, 2012It seems like for most of August, the interest rate markets forgot how bad things still are in Europe, and then we had a dribble of halfway decent US economic news which sent rates up about a quarter percent from their all time record lows in July. But for now anyway, rates have turned around because of the negative US economic outlook detailed in the minutes from the Federal Reserve’s most recent meeting. The takeaway here is that interest rates don’t go in the same direction forever, so why gamble?

Monday, August 20, 2012If you’ve been watching mortgage rates, you know they’re up about a quarter percent from the all-time record lows in July. So if you didn’t pull the trigger then, do you wait for rates to come back down? Well the problem is that may not happen, but then again it might. So here’s Accunet’s solution – we’ve negotiated with one of our funding sources for 30 year and 15 year conforming fixed rate loans, to offer a free float down option, so that you can lock in your rate up front, but still get a lower rate if the market improves after your loan’s approved.
